Single monument “Hiller-Brandtsche Häuser” in the heart of Potsdam city centre
A unique piece of jewelry and a monument with history is looking for a new owner! The sales object is one of the three buildings belonging to the ensemble of Hiller-Brandtsche houses. The houses were built at the end of the 18th century by none other than Frederick the Great, who, as King of Prussia, commissioned them in 1769. The architect was his famous court architect Georg Christian Unger.
The facade of the building complex is one of the most valuable and beautiful in Potsdam. Inigo Jones’ design served as a model for Whitehall Palace in London. The renovation pursued the goal of creating living space, the design of which is based on the functional quality of modern residential buildings. The courtyard-side apartments have a balcony, the penthouses have a terrace or a roof cut-out.
The house has a basement. There is a district heating station in the basement, which is used to heat the building and apartments as well as to heat water.
All eleven residential units in the house are rented. An annual net cold rent (ACTUAL) of around € 91,322 is currently being generated. The purchase price expectation thus corresponds to approximately 39.4 times the rental income generated annually. The average rental price is € 8.32
With two exceptions, staggered rental agreements were agreed. The annual net cold rent increases accordingly every two years by a total of € 2,208.
